Prorated rent calculator

Rent for a partial first or last month. Pick the date and the method in your lease; the calculator shows all three common methods side by side.

Partial month
$

The tenant pays from this day to the end of the month, both days included.

Method

Use the method your lease names. If it names none, "days in month" is the most common.

Prorated rent

$0

0 days at $0 a day.

All three methods

Days in that month (30)$0
365-day year$0
30-day month$0

Some leases charge the full first month and prorate the second instead, so the tenant never pays a tiny amount. A few states set rules for proration at move-out; check your lease and your state's landlord-tenant law.

The three methods

MethodDaily rateExample: $1,800 rent, move in November 18
Days in the monthRent / days in that month$1,800 / 30 x 13 days = $780.00
365-day yearRent x 12 / 365$59.18 x 13 days = $769.32
30-day monthRent / 30$60.00 x 13 days = $780.00

In a 30-day month the first and third methods match. In a 31-day month or in February they do not.

Write it into the lease

Most disputes over prorated rent come from leases that do not say how it is worked out. A single sentence fixes that: "Rent for a partial month is the monthly rent divided by the number of days in that month, times the days of the tenancy in that month."

Questions

What does prorated rent mean?

Prorated rent is rent for part of a month. When a tenant moves in or out on a day other than the first, they pay only for the days they have the unit, worked out from a daily rate.

How do you calculate prorated rent?

Find the daily rate, then multiply by the days the tenant has the unit. The most common daily rate is the monthly rent divided by the number of days in that month. Others divide the yearly rent by 365, or the monthly rent by 30.

Does the move-in day count?

Usually yes: a tenant who gets the keys on the 18th pays for the 18th through the end of the month. This calculator includes both the first and the last day.

Is a landlord required to prorate rent?

It depends on the lease and the state. Many leases spell it out; some states have rules for the last month or when a tenancy ends early. If your lease says nothing, agree on the amount in writing at move-in.

Why does each method give a different amount?

Because the daily rate changes. In a 31-day month, dividing by 31 gives the lowest daily rate; dividing by 30 gives the highest. In February the order flips. The gap is usually a few dollars.
